Using the Select Features tool

Select features A piece of information that can be displayed on the map such as a parcel number,fire hydrant, or aerial photograph. Each individual feature is represented by a row in a query table. (See "table") on the map using the Select Features button on the Main Toolbar.

When you select features they are highlighted, (usually aqua or pale yellow if they are parcels), so  you can see what exactly you have selected. If your selection isn't accurate enough, you may need to zoom in so that you can select exactly the features you want.

Before you start, make sure that the layers you are interested in are the only layers selected on the Layers Tab. Otherwise you will most likely select items you do not need. Often you want the Parcel layer selected so you can see where you are, but then you will probably select the parcels as well, which might provide too much information. In this case, select a layer called something like "Parcels_Empty" or APN, which indicate the location of the parcels, but doesn't get selected.

Select using a polygon

You don't have to select everything from a box. You can select a group of features more selectively by drawing a shape around them with the Select with Polygon tool from the Advanced Toolbar.
